Active Adult Communities are a great, relatively new lifestyle option. The communities will vary considerably. Some may have a pool, clubhouse or golf course and other amenities. The style of the home may be a single detached home, a townhome or a ranch style home. The form of ownership may include a Homeowner’s Association Fee. The HOA Fee often includes lawn care, snow removal, exterior maintenance and a clubhouse or golfing fee. It is important to review the information about the community you are exploring. Most Active Adult Communities require at least one resident to be 55 years or older. There may be restrictions on how long younger friends or family members can stay. Some communities have restrictions on the number of pets or whether pets are allowed at all. If you visit an Active Adult Community without your Realtor, you most likely will lose the opportunity for your Realtor to represent you in any transaction or negotiation with that community. The site agent or builder’s representative will handle the entire transaction. That Realtor represents the Community or Builder, The advantage to having your Realtor represent you as a Buyers' agent is that your Realtor will have only your interests in mind and will be able to negotiate on your behalf.
