Property Inspection

There are several inspections that the buyer may request. Those inspections include, but are not limited to property, water and sewage, radon, lead-based paint, mold and wood destroying pests.

A property inspection is often referred to as a home inspection, but that is inaccurate. A property inspection will include but not be limited to all structures on the property, swimming pools, fences, and outbuildings.

For further information about what is involved in a property inspection, please contact me. I will discuss the procedure with you and give you names of several licensed and certified inspectors.

The existence of lead-based paint must be disclosed if the property was built prior to 1978. Some people may consider radon or mold a significant health hazard. If you don't currently have a service contract for wood destroying insects and you have not had a recent inspection, you may want to contact a licensed inspector prior to putting your home on the market.

Inspections are areas of the contract that are negotiable. The more information you have ahead of time, the stronger your negotiating position.
